Gate System (Sheffield & Newcastle)

  • The above 2 sections of Westchester are gated.
  • New homeowners should have received gate clickers from the buyer at or before closing to avoid the cost of purchasing new ones.
  • Cost of the gate clicker is $25 per unit
  • Gates at both locations are locked open weekdays during the morning and afternoon peak hours of 6:30-8:30 am / 4:30-6:30pm.
  • New homeowners may have their name and telephone number added to the gate and existing homeowners may update their gate information by contacting Property Management Company (The Property Group of Central Florida 813-855-4860 ext. 319 or 316).
  • Gate irregularities or deficiencies should also be reported to Management as soon as possible.

NOTE: Gate codes (both general and vendor codes) change yearly in the month of May – notification is provided to residents in the annual meeting notice mailed a month before.

Refuse, Yard Debris, and Recycling

Refuse and Recycling services are provided by Hillsborough County and are billed to individual homeowners annually as part of your property tax billing.

Collection Days are Tuesdays and Fridays:

  • Tuesday Collections (Regular trash, recyclables, and yard debris)
    • Bins must be displayed with the steel arm facing the street
    • Bins must be placed 3ft apart and 3ft from street light poles, cars, yard waste, mailbox, fire hydrant, trees, shrubs etc.
    • There is no bin provided for yard waste. Most homeowners who do their own yard work tend to do so over the weekend.
    • Please store your yard waste alongside your home until yard waste pickup. Limbs, palm fronds and similar must be cut into 4ft sections and bundled for easy pick up by one person.
  • Friday Collections  (Regular trash ONLY)

IMPORTANT NOTES:

  1. All regular trash is collected by mechanical arm – therefore, no loose garbage will be collected. You will be fined for having any loose garbage or recycle products next to bins!
  2. There is collection when such days fall on the following observed holidays: New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving, and Christmas.

About Garbage Carts

Each household was issued a large cart for household garbage and a blue recycling cart; these remain the property of the County and have been assigned to the address so should not be removed when you sell your home.

Per the HOA’s Covenants garbage and recycle bins must be stored out of public view on non-garbage/recycle pick up days. Therefore, the earliest garbage and recycle containers may be brought curbside is the evening before scheduled collection and they should be returned out of public view by the evening of scheduled pick up days.

Yard Debris

Yard debris must be stored alongside your home or in the garage until Monday evening or Tuesday morning and is not permitted to remain curbside for longer than one day. Yard debris bundled for collection may not be stored on storm water drain covers.

The storm water drains are privately maintained by the Association in which they are located.  These drains are piped to retention ponds, so any matter other than water is not permitted to be dumped into these drains.  Grass clippings and fallen leaves must be appropriately removed from your property using your regular trash bin.

Republic Services are under contract by the County to collect your trash, recycling and yard debris. Their trucks are 15ft high and your street trees should be pruned to accommodate.

Disposal of large items

For the disposal of large items (mattresses/furniture), please make special arrangements by calling Republic Services at (813) 265-0292.

Requirement: items must be taken in person along with a photo ID and a copy of one’s Hillsborough County tax bill.

Additional Information Regarding Trash

  • Cardboard Boxes
    • Flattened cardboard boxes can be recycled in the curbside blue recycling cart.
    • Oversized and large volumes of flattened cardboard boxes may be recycled at your County facility for no additional fee.
  • Plastic Bags
    • Plastic bags and film can be recycled at most local supermarkets in special bins.
    • Loose and soiled bags and film should be placed in the trash cart.
  • Excess Trash
    • Excess trash that will not fit in the gray garbage cart may be disposed of at your County facility when accompanied by a copy of the resident’s Hillsborough County tax bill. Fees may apply for food waste.
  • Food and Beverage Containers
    • All food and beverage containers should be emptied and rinsed before placing them loose in the blue recycling cart:
      • Plastic bottles and containers No. 1-7
      • Aluminum, tin, and steel cans
      • Cartons, such as those for soy milk, juice boxes, chicken broth, etc.
      • Glass bottles and jars
    • Large volumes of recyclables that will not fit in the blue curbside cart may be recycled at your County facilityfor no additional fee.
  • Electronics
    • Items containing a digital display or circuit board, including televisions, computers, laptops, mobile devices, stereo equipment, gaming consoles, VCR/DVD players and printers, may be safely recycled at your County facility for no additional fee.
    • Small bathroom and kitchen appliances such as toasters, crock pots, electric skillets, blenders, hair dryers, and curling irons may be discarded in your regular trash.
  • Styrofoam Packaging
    • Styrofoam packing materials can be disposed of in the gray garbage cart or dropped off for recycling at the Dart Container Corp. facility, 4610 Airport Road in Plant City.
    • Styrofoam food trays and egg cartons can be recycled at most local supermarkets in special bins.
  • Wrapping Paper and Cards
    • Greeting cards and wrapping paper, as long as it is free of ribbons, foil, and other non-paper items, can be recycled by placing loose in the curbside blue recycling cart.
    • Gift bags, tissue paper, ribbons and bows are NOT recyclable in the cart.
  • Holiday Ornaments and Decorations
    • Holiday decorations and ornaments, including pre-lit and artificial trees, should be discarded as trash.
  • Live Christmas Trees
    • Curbside pickup of live Christmas trees is available by following these steps:
      • Remove all decorations, lights, and tinsel
      • Cut the tree into sections no larger than 4’ long and 6″ in diameter
      • Place curbside on your regular yard waste collection day
    • Drop off live trees at one of the following Yard Waste Processing Facilities, after removing all decorations, lights, and tinsel:
      • 346 Falkenburg Road in Tampa
      • 13001 U.S. Highway 41 in Gibsonton
  • Holiday Lights
    • Strings of holiday lights may be safely disposed of in the gray garbage cart or recycled as electronics at your County facility for no additional fee.
    • Pre-lit trees should be placed in the regular trash.
  • Cooking Oil
    • Used household cooking oil may be recycled at the County’s Household Hazardous Waste Collection Centers or at any Cooking Oil Recycling Effort (C.O.R.E.) station for no additional fee. Look for the brightly-colored, free-standing cabinet with the C.O.R.E. identification at:
      • Upper Tampa Bay Regional Public Library (11211 Countryway Blvd., Tampa 33626) OR
      • Northwest County Solid Waste Transfer Station (8001 W. Linebaugh Ave. Tampa, FL 33625)

Water & Reclaimed Water

All homes and the common areas have reclaimed water.  Usage is unrestricted but the County stresses that abuse shall result in restrictions which could affect the whole community!

From time to time testing is necessary and interruptions are experienced. For reclaimed water questions call the Hillsborough County Water Department at 813-272-5977 Remember reclaimed water is a privilege and usage should be respected!

The website also provides a facility to report street light outages or faulty and damaged street light poles.  In order to successfully file a report you will need the 10 digit number located on the street light pole itself as well as the closest physical address of the light pole.

USEFUL CONTACT LIST:

Aggressive Alligators: Florida Fish & Game can be contacted at 866-392-4286.
Be aware that this division is extremely strict and does not willingly want to end the life of an alligator – the alligator must show signs of posing a definite threat before a call should be made. They also require the location and size of the alligator; also remember that it is against the law to feed alligators!

This County’s department enforces Florida laws and the county’s animal ordinances related to animals.
They pick up lost or stray dogs and cats, sick or injured animals, quarantine animals that have bitten someone and remove small dead animals on county roads.  Animal Control Officers can issue civil citations that carry a monetary penalty and/or impoundment for violations of the County ordinance.

Common Area Maintenance:  Please contact the Property Manager to report any common area maintenance that needs to be attended to – irrigation faults; landscaping matters; pond related; or park related.

Wasps/hornets/yellow jackets:  Please report any activity of this nature observed on common areas to your Property Manager.  Your Property Manager checks the playground equipment and surrounding area once a week (during the active season).
